Sally Thompson, M.Sc. P.Eng. LCCI
Sally is a professional engineer who has been practicing since 1990, helping condominiums with reserve fund studies and building restoration. She is a founder and Managing Principal of Synergy Partners Consulting Limited. Sally’s passion is helping condominiums get on a solid financial footing. Having a properly funded reserve fund not only keeps a corporation on the right track financially and physically, but also helps avoid the inevitable wars and community upheaval that arise when there is too much work to be done and too little money to do it. Sally is a frequent presenter and author. Sally is an active volunteer in the condominium industry, she focusses her volunteer activities in two areas: educating the condominium industry; and influencing government to improve the Condominium Act to better protect Ontario condominium owners.

Jake Fine
Condominium law is in Jake’s blood. Having worked at a condominium law firm since the age of 18 starting as a summer student, Jake has worked closely with leading lawyers in the industry, allowing him to gain experience beyond his years. Jake is ambitious resourceful and utilizes his experience to achieve his clients’ goals by using creative, straightforward and cost-effective solutions. The ever-changing nature of the industry and the prospect of being on the forefront of change is what motivates Jake. Jake’s practice spans many areas of condominium law, including both corporate and litigation matters. Jake has appeared before various levels of courts and administrative tribunals. Jake is an active member in the Canadian Condominium Institute and has written multiple articles for the CondoVoice Magazine. Prior to joining Lash Condo Law, Jake worked at a preeminent condominium law firm. He earned his Juris Doctor at Queen’s University Faculty of Law. Outside of the office, Jake enjoys travelling the world and immersing himself in the different cultures it has to offer.

Darla Ahmeti
Darla Ahmeti currently serves as a Senior Condominium Manager with Melbourne Property Management, tasked with opening a new flagship community that is committed to a low carbon footprint in Richmond Hill. In this role, Darla is able to mentor upcoming mangers, assist in creating best practices, policies and procedures of the company and ensure a high level of service is delivered to Melbourne clients and the community she serves. In previous roles in her Condominium Management career, Darla has been a Regional Manager for Duka Property Management, and FirstService Residential. Darla holds an RCM designation and has over a decade of experience in the Ontario condominium management market. Darla enjoys educating, supporting, and guiding managers and board members through the plethora of condominium-related legal, financial, physical building and administrative issues. Darla’s passion to help, educate and improve, makes her an ideal CAI Director and contributor.

Ervin Ballabani
Ervin Ballabani has eight years experience working as a condominium manager working for various prestigious management companies, including FirstService Residential and ICON Property Management. He graduated from Seneca College with a diploma in Court & Tribunal Administration in 2009 and holds a certificate from Humber College in Condominium Management and a certificate from OREA College in Real Estate. Additionally, Ervin holds various licenses, including an OLCM license from CMRAO, a real estate salesperson license from the Real Estate Council of Ontario as well as several certifications from the Institute of Inspection Cleaning and Restoration Certification (WRT, FSRT, AMRT, OCT, TCT, CPT, CDT). Ervin is the founder of Moderno Restoration Inc, a company specializing in 24/7 emergency and restoration services tailored to condominium corporations. He is passionate about serving condominium communities, understanding their operations and expectations, and continuously improving the services they require. In his free time, he loves spending time with his family and exploring new places. Ervin was elected to the CAI Canada Board of Directors in 2024.

Tim Bolivar
Tim Bolivar brings a wealth of experience and a multifaceted perspective to the CAI Canada board. With over five years as a Registered Condominium Manager at Goldview Property Management Ltd. and GPM Property Management Inc., Tim managed a diverse portfolio of up to seven properties at a time across Toronto, Mississauga, Brampton, North York, and Scarborough. His expertise spans high rises, low rises, townhomes, heritage buildings, and mixed properties, each with varying building ages, demographics, and challenges. In 2019, Tim shifted from property management to pursue his role as the Owner & General Manager of Minutes On-Time in a full time capacity. Under his leadership, the company has grown to serve over 30 management companies across two countries, specializing in providing minute-taking services for condominiums, HOAs, and Stratas. Tim has developed a dedicated team of minute takers, editors, and service coordinators, ensuring high-quality service and support for the condominium industry. Tim’s journey in the condominium sector began with a background in Police Foundations, leading to a role as a condo Site Supervisor at G4S. This foundation has given him a comprehensive understanding of condominium operations at the ground level, before progressing to portfolio management and, ultimately, multinational industry exposure as a vendor working closely with managers and their boards. Residing in Toronto, Tim is deeply embedded in Canada’s condo community and has also spent several years in downtown Vancouver. His interests in business systems, process design, and entrepreneurial problem-solving drive his commitment to improving the condominium industry.

Bradley Chaplick
Bradley Chaplick was admitted to the Law Society of Ontario (formerly the Law Society of Upper Canada) in 2009 and received his J.D. from Queen’s University Law School in 2008. As a partner at LEVITT DI LELLA DUGGAN & CHAPLICK LLP, Bradley serves as Team Leader of the firm’s Condominium Law Practice Group. Bradley regularly represents his condominium clients at the Condominium Authority Tribunal, the Human Rights Tribunal of Ontario, enforcement of condominium rules and regulations through mediation, arbitration and court applications, and collection of unpaid common expenses. Bradley frequently acts as a chairperson for condominium meetings and provides advice and written opinions to condominium boards of directors. Bradley also provides mediation and arbitration services and is a mediator member of the ADR Institute of Ontario. Bradley’s mediation and arbitration practice focuses on condominium disputes, landlord and tenant, commercial leasing, human rights, and workplace and employment matters.

Noha Elmurtada
Noha Elmurtada has over 12 years of experience in community management and hold the designations of CMCA, AMS, and PCAM. Throughout her career, she has managed a variety of properties including mixed-use residential communities, office buildings and luxury residential projects in both Dubai and Toronto. Her industry experience has equipped her with the knowledge and skills necessary to effectively handle the complexities of community management and provide exceptional service to residents and stakeholders. Noha’s diverse background has allowed her to develop a deep understanding of the unique challenges and opportunities that come with managing different types of properties, making her well-equipped to handle any community management role with confidence and expertise and share this experience with other fellow colleagues and members of the industry. Noha was elected to the CAI Canada board in 2024 and is eager to promote CAI’s values and bring new ideas and share those experiences with other Board members and CAI community.

Tanisha Jhuman
Tanisha Jhuman has been in the condominium property management industry since 2012. Seven of these years were focused on working in new construction; liaising with Residents, Developers and Builders to create a sense of community and property enhancements within condominiums. Through the course of her career, she has delved into various shared facility, reciprocal and cost sharing agreements. Tanisha launched her career in property management in a mixed-use hotel condominium facility and branched out to managing a variety of high rise, low rise, townhouse, and commercial condominiums. With a background in communications, she is committed to simplifying the complexities of condominiums to guide communities to timely and value driven solutions. Currently, Tanisha is the Vice President of Client Relations at Icon Property Management.

Donald McLeod
Donald McLeod is the current Board President of MTCC1398. He has served as President of the Boulevard Club throughout a 10million-dollar update that was successfully completed on time and on budget. Additionally, he was also Board chair of a children’s charity, ‘Mahogany Harbour’ that introduced youth to boat building and water activities. Donald is a retired school principal whose career spanned both elementary and secondary programs. As Board President of MTCC 1398 he worked with the Board undertaking many major projects requiring their ‘team’ to carefully research the many aspects of working collaboratively with owners and contractors to achieve the best possible outcomes for our community.

Sam Soltani is a highly accomplished professional with extensive experience in the engineering and consulting fields. As the founder and president of Trace Consulting Group Ltd. (TCG) since its inception in 2015 and Trace Fire Group Ltd. (TFG) as of 2022, Sam has demonstrated exceptional leadership and expertise in managing all aspects of day-to-day operations for both companies. As a LEED certified professional engineer and designated consultant by PEO, Sam has been instrumental in successfully leading and consulting on numerous high-scale projects across a wide range of industries, including multi-residential, commercial, retail, and industrial sectors. With his wealth of knowledge and hands-on approach, he has proven to be a valuable asset to his clients. He regularly volunteers his services to various committees and boards, ensuring that he remains at the forefront of the industry and continues to provide valuable insights and contributions. In 2022, Sam was honored to be included in the prestigious list of the top 100 Canadian professionals, a recognition of his exceptional skills and contributions to his field.
